We provide the following to our Landlord Clients:
- Free advice on the rent you can expect to achieve.
- Free initial accompanied viewings with prospective tenants.
- Free advice on your responsibilities as a Landlord.
- Advertising and marketing in the Doncaster Free Press, on Rightmove, in our Showroom and via a Letting Board.
- Appraising, referencing and processing applications from prospective tenants and guarantors.
- Preparation & completion of the Tenancy Agreement and all associated documentation.
- Collection of a deposit from your tenant and the issue of a Government Approved Tenancy Deposit Protection Scheme Certificate.
- Notify the Council Tax and Water Authorities of the change of occupier and reading the gas, electric and water meters at the commencement of a tenancy.
- Collect a deposit and initial rent payment from your tenant. You will then be responsible for lodging the deposit with your chosen Government approved scheme and issuing the tenant with the Prescribed Information.
- Arrange for an Energy Performance Certificate.
Full Tenancy Management Service - As Above plus:
- Preparation and production of the Inventory & Schedule of Condition.
- Notify the Council Tax and Water Authorities of the change of occupier and reading the gas, electric and water meters at the commencement of a tenancy.
- Collection of monthly rent with payments to you on a monthly basis.
- Preparation and issue of rent statements outlining income and expenditure.
- Issuing rent demands for late payments and notifying you of rent arrears.
- Routine visits to inspect the property and provide you with a report.
- Day to day management of your property. This includes organising general or emergency repairs or maintenance, subject to the agreed limit.
- At the end of the tenancy assess whether the property is in acceptable condition. We will negotiate any necessary deductions from the deposit to cover the tenants’ share of the costs of repair or replacement.
- Return the deposit to the Tenant at the end of the tenancy provided the tenant has complied with the terms of the tenancy and the condition of the property is satisfactory.
- Arrange an Energy Performance Certificate (EPC).
- Bring to your attention latest Insurance products available to Landlords (eg. rent guarantee).
